Primary features:

Rolling quarters. Gain valuable insight into rapidly evolving markets and track changes as they develop. With rolling quarters, we're ending the waiting game associated with quarter-over-quarter indices that deliver data with a time lag of up to several months. Our patent pending rolling quarter option takes advantage of our proprietary dataset and compares the most recent four months to the previous three months. Because the rolling quarters have no fixed start date, they produce up-to-date HDIs as data flows in, resulting in the most current market measures available.

Accurate price tiering. Price tiering produces a highly accurate index and eliminates homes with abnormal square footage and price variances. The Clear Capital HDI provides an easily interpretable, granular view by calculating four price tiers within each geographic zone. Tiers include the bottom 25%, 25 to 75%, 75% and above, and "All," which comprises a blend of all properties.

Model quality scoring. A unique model quality score—based on standard deviation—that assigns greater or less confidence to any particular index.

Index value updates. Index a value forward or backward according to historical data. Enter any previous value and the date of that value, and our HDI returns the original value indexed over time to the current date. This allows you to update a large number of previous values to current market conditions.
