Unique perspectives for increased confidence

At Clear Capital, we've spent a lot of time thinking about indices. They can be one of the most valuable tools in the due diligence process.

When creating the Clear Capital Home Data Index (HDI), our statisticians and technologists developed a unique multi-model approach that combines a paired-sales index and price-per-square-foot index for the most comprehensive geographic coverage available.

The two models come together in our HDI to provide historical and current market conditions so that you can include price changes and market conditions in your due diligence and loan servicing decisions.

Clear Capital HDI models:
Paired Sales (PS). Widely recognized as highly accurate and statistically valid, the PS index looks at repeat sales of a single property over time. The model is data-intensive, requiring a large sample of properties on which we can track at least two sales.
Price Per Square Foot (PPSF). This model requires the observation of a single sale price, data, and square footage to determine median price movement over a period of time, most commonly a quarter.

In markets where the amount of data is insufficient for a strong PS index, the PPSF index fills in the gaps, allowing you to have increased confidence. Each HDI clearly shows you both the blended index data and numbers from both the PS and PPSF models for heightened accuracy and objectivity.
